This flat is very comfortable and situated just a few yards off Edinburgh's famous 'Royal Mile'. This is a lovely, bright, 1st floor flat with one bedroom containing a standard size double bed and two single camp beds. The flat has a separate living room, separate kitchen, a bathroom with a shower and short bath. The TV in the living room is a Smart TV so you can watch all of your favourite shows!
Please note we do not provide hypoallergenic bedding at our properties.
This property has a travel cot. Due to safety reasons, we do not provide linens/bedding for the cot and kindly ask that you bring your own.
Pubs, clubs, pavement cafes and restaurants are all within one minute walk in this historic city. The Royal Mile is situated at the heart of Edinburgh's major sights such as Edinburgh Castle, Mary King's Close, St. Giles Cathedral, Holyrood Palace, The Witchery, Scottish Parliament Building and Scotland's major galleries and museums including the Scotch Whisky Experience. It is also within easy walking distance from Edinburgh's principle shopping area, Princes Street.
Open topped tour buses are also within easy walking distance at Waverley train station. The former Royal Yacht Britannia is worth a visit at Leith's Ocean Terminal. Further afield, within a few hours travelling you can visit St.Andrews, home of golf and take tours of the highlands of Scotland including Loch Ness and the romantic Isle of Skye.
At the top of the street there is a newsagent for immediate supplies and there is a Co-Op/small supermarket down St Mary's Street (turn left from the flat and straight on for 5minutes).
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Check in is from 4pm, and check out is before 11am.
Please note if you have booked for 2 guests but require use of a camp bed, or have booked for 3 guests but require use of both camp beds, there will be a small additional charge for the provision of this.

This is a great location. We really enjoyed our stay and plan to book again when we are back in Edinburgh.

A nice basic apartment and well equipped. Good roomy kitchen diner. However the tv reception was very bad and the wifi kept cutting out. It could also do with a good clean and the decorations freshening up. And a new / clean spare duvet.
The free tea and coffee was a nice thought though.

This is a great little flat for visiting Edinburgh. Brilliant location for the Royal Mile and the of course the festival! The wifi didn't work with my iPhone but there was an Internet cafe indicated in the owner's notes. There is also a great cafe (Circus) with wifi on the same street that does good cakes and breakfasts. Anyway, the flat is an excellent base for exploring Edinburgh, walking distance from the station, the airport bus link, the castle, Holyrood Palace, the university and the Playhouse Theatre. The bedroom is at the back so sheltered from traffic noise. If using the sofa bed, you might want some earplugs if you're sensitive to street noise (nothing major, just cars passing etc early in the morning).
In short, enjoyed stay, would return.
