Key features

A 5 star self-catering apartment set in the east of Edinburgh's New Town. The accommodation comprises two double bedrooms, a large well equipped kitchen, living/dining room, spacious hallway, bathroom (with shower over the bath) and a boxroom.

The master bedroom has a superking bed which can be split into 2 single beds, there is space in this room for a cot and/or child bed if required - both available on request. The second bedroom has a double bed plus space for cot/childs bed or full size top quality inflatable bed - available on request.

The boxroom has a raised cabin style double bed which is perfect for teens and young adults, it is not suitable for the elderly or small children. This room has no windows.

The accommodation is on the first floor (only 12 steps) and is beautifully furnished and finished, the living room has stripped timber throughout and a stunning fireplace. All equipment is of a very high standard - Smeg range cooker, integrated appliances etc - see facilities for other examples. The apartment is non-smoking throughout.

The apartment is ideally situated for shopping and entertainment being only two minutes from both The Playhouse Theatre and John Lewis.

Broughton Street itself is arguably Edinburgh's hippest street - restaurants and bars share space with some of Edinburgh's best food shops and specialist boutiques. It is also two minutes from the new Omni centre which has a multiscreen cinema and a five minute walk to Harvey Nichols.

For more relaxing pursuits the Botanic Gardens are nearby as are all the beautiful crescents of the New Town.

Parking is restricted monday to friday 8.30am to 5.30pm but is free at the weekend. On street parking is £1.20 per hour with a maximumstay of 4 hours. There are 2 large car parks at the top of the street which charge approx £15 per day (9-5), subject to availability. We can drive you to the nearest free parking (15 minutes walk) if you do not plan to use your car during your stay.

Standard check in is 4pm and check out is 11am, when we do not have back to back bookings we permit early check-in/late check out on request at no extra charge. If this is not possible we can store your luggage at our restaurant in the same block as the property.

Sleeping arrangements The master bedroom has a super king bed which can be split into 2 single beds. The second bedroom has a double bed. The box room has a raised cabin style double bed.

Exterior The accommodation is situated on the first floor with 12 steps. No Lift access.

Parking notes Parking is restricted monday to friday 8.30am to 5.30pm. At the weekend there is unrestricted free parking. There are 2 NCP car parks at the top of the street, charging £10-£15 per day. We often give guests a lift to an unrestricted area where they can leave their car if they do not plan to use it in edinburgh.

Local area City centre location, great for all main attractions, very close to Edinburgh Playhouse and George Street. Easy access to Leith and Britannia plus restaurants. Broughton street itself is very cool with restaurants, bars, boutiques and gourmet food shops.

Service was simple and straight forward although more info from apartment owner would of been helpful. Good deposit amount compared to others that were full amount and non refundable.


This apartment was a great choice for ourselves and our 3 children, we found it well equipped, clean, on the ground floor and within 10 min walk from princess st. Plenty restaurants nearby and tesco, playhouse, omni centre 2 mins walk, Lovely warm shower and bath, we would recommend a stay to family or friends and hope to stay again, 5/5.

Easy booking process and helpful when I had to constantly chase the apartment owner for details and to pay the balance.


This apartment was advertised as a luxury apartment and on the photos it certainly looked it. To start with I had to chase the owner right up to the day of arrival to find out where it actually was! It was booked as a Xmas present for my husband and we were really looking forward to it after having a very stressful year last year. At 350.00 for 2 nights it wasn't cheap but I decided it would be worth it. On arrival the front door is fairly battered and scruffy looking as for the entrance hall! Cold bare steps a scruffy hallway and a very uninviting notice warning of the presence of rats was not really what I had anticipated. The apartment itself could be fantastic but it is very run down and in need of some TLC. A ripped leather settee and grubby scatter cushions put me off straight away. The whole place appeared to be dusty and the shower curtain was grubby and covered in mould at the bottom. I decided to try and enjoy the weekend and went to get some glasses to have a glass of wine with my in laws. The glasses were dirty and had to be re washed before I could use them. Handles and trims were missing off the kitchen cupboards and when pulling out the kitchen chairs there were bits of old food under the table! There were no t towels or dishcloths in the apartment. The wifi connections did not work. On a positive note! The beds were comfortable and the main bedroom is very nice. The front one requires ear plugs due to the noise of the traffic. So very disappointing overall and I would not book again. I've stayed in Edinburgh before and paid less for much better accommodation.

Not sure how/if you check quality of the apartments you advertise...based on our recent hire, I guess you don't...but probably should! we already sent some feedback, but will include again below.


Firstly, let me confirm that the apartment is in a great location – a village feel in the centre of Edinburgh, with many good shops, pubs and restaurants. So far so good…
However, immediately upon entering the flat a strong, unpleasant cooking smell was evident throughout the apartment. When spending some time in the kitchen, the reason for the smell became clear; although clearly a lot of money has been spent fitting and equipping the kitchen, much less focus has been given to maintaining it - it was extremely dirty. The cooker hood filters were so greasy that liquid droplets of grease were dripping onto the hob. Inside the cooker the trays had baked-on grease and were sticky. Most of the kitchen units had grease spots and finger-marks on them. The microwave was covered in greasy finger-marks and had old food spattered inside. The 6 slot toaster – of which only 2 slots worked – was extremely grubby with melted cheese welded to the very full crumb plate and was possibly both a fire and health risk. Many of the cooking utensils were old, worn or greasy.
Additionally, many items in the apartment needed either repair, replacement or attention – here’s a few of the items we remember:
•Cold tap of bathroom sink not fixed to wall – fell out when turned on
•Kitchen cabinet downlighters – 3 out of 4 not working
•Cooker hood lights – not working
•Venetian blind to kitchen window – broken and lying at an angle across window – slats not been cleaned for months
•Rusty knife and broken scissors on wall rack
•Toaster needs replacing (as above)
•Trim on sofa in back bedroom almost completely off – lying along the seat
•Rug in hall threadbare over protruding floorboard
•Rug in ‘box room’ very threadbare and filthy
•Large hole in lounge wood panelling
•Bottom fire basket front missing from lounge gas fire (so the gas piping, controls and dust from above are visible)
•Freezer requires defrosting
•Previous occupant’s clothing still in front bedroom wardrobe
•The ‘welcome pack’ of Scottish goodies contained a half-eaten pack of shortbread!
Overall, the décor in the apartment appears jaded, grubby and needs repainting/refurbishing.

We mentioned and demonstrated the lack of cleanliness of the kitchen to the owner, Richard (a very nice chap) the morning after we arrived and he apologised. On our penultimate day (we stayed 4 nights) he emailed us an offer to treat us to lunch or dinner at the restaurant he owns next door (we declined), but he would have been better advised to have offered to give the kitchen a very deep clean, at the very least. We were so disappointed at the difference between the web description (‘glamorous home from home’, ‘beautifully refurbished’, ‘relaxed luxury’ ) and our view of the reality that we took several photos to remind ourselves of what we had paid £900.00 for, so that we can try to be a little more discerning in the future.

We certainly won’t be staying here again.
