This is a beautiful one-bed flat on the 3rd floor, at the Victoria Street end of the Grassmarket. Right in the heart of Edinburgh's historic Old-Town. Princes Street, Waverley train station and the Royal Mile are a 5/10minute walk away.

The flat sleeps 2 comfortably in the double bedroom with a standard size double bed. An additional 2 people can be accommodated in 2 x single camp beds.

The apartment is situated in the central location of the Grassmarket, which offers a host of cosmopolitan bars, restaurants and take-away facilities. Other social amenities within the immediate vicinity include Edinburgh's main library, the Usher Hall, museum, cinema complex and banks. For local convenience stores there is a small newsagent right across the road, otherwise, the best bet is going to Lothian Road for the Sainsbury's and the Tesco Metro (5 mins walk).

Princes Street and the Scottish Parliament are within easy walking distance and regular bus service operates to most parts of the city if you require to stray further afield off the tourist beat. Waverley and Haymarket railway stations are about 1 km from the apartment and this is an ideal location for Edinburgh university and the adjacent Edinburgh College of Art.

This property has a travel cot. Due to safety reasons, we do not provide linens/bedding for the cot and kindly ask that you bring your own.

This property doesn't come with free parking but there is limited paid street parking in local area. The nearest private parking facilities are situated at the NCP Car Park at Holyrood Road.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

We were extremely pleased with the apartment especially the location which enabled us to walk to most places in Edinburgh, and more importantly was walking distance to McEwan Hall for our daughter's graduation.
The apartment was clean and met our expectations. It suited us very well and we will definately consider this again.
One suggestion would be to have blinds for the reception room and kitchen windows.

We were very pleased with the first appearance of the aparment, and especially the minor details like a bottle of milk and another of wine which were waiting for us, and the wi-fi which kept us in touch with family and friends over Christmas and New Year.
There were a few items which were in need of repair or replacement, but generally the apartment was in good condition and well equipped.
The situation could not have been better, close to the middle of town, and with lots of pubs, restaurants, the Royal Mile and the castle. Altogether a memorable holiday.

An extremely bright and welcoming flat in a superb location. Well worth exploring all the wynds and vennels near this property and surprising yourself with all the short cuts you'll discover.
The only drawback is its close proximity to so many night clubs which means the street outside can be very noisy into the early hours. Two nights I had drunken revellers ringing the doorbell at 3.30 am.

By November 2010 we will have super-sound insulated secondary glazing installed to solve the night-noise problems. Thank you for the buzzer comments, I Suspect that can be switched off from inside during the night, we will leave directions for doing so from now on.

Perfect for our visit to Edinburgh. Spacious, well equipped, easy to find and access. Well situated and good restaurants nearby. We particularly enjoyed "Mussels and Steaks" next door.
Valvona & Crolla in Leith Walk is a foodies paradise! Pity the cafe is not open in the evening.
