Flexible accommodation sleeps up to six guests in a combination of double, twin or super king plus additional sofa bed. Only a short walk to the Royal Mile, palace and parliament area (10 mins) and the city centre (15 mins) plus many restaurants, bars, theatre and cinema. Also good access to Holyrood Park and Calton Hill viewpoint. Free wifi, free on street parking and easy access to all parts of the city. You enter into the hallway which provides access to all the living accommodation.The lounge has a bright corner bay window with dining table, flat screen TV and DVD, stereo and sleeping for two on the double sofa bed.

The separate well equipped kitchen has modern wall mounted units with integrated oven, hob, fridge/freezer, washing machine, microwave, cutlery, crockery, etc and everything you need for a fully self catered stay.

The master bedroom has zip and link beds which can be made up with either 2 single beds or a super king size bed, has a fitted large wardrobe and hand crafted shelving.

The second bedroom has a double bed and also benefits from hand crafted wardrobe and desk area and a chest of drawers.

The bathroom has a fresh white three piece suite including both bath and shower.

The apartment has gas central heating, free high speed Wi-fi internet access and Virgin Media Cable TV.


The apartment is located one the first floor of a traditional tenement in the popular Easter Road area of Edinburgh, which lies close to the Old Town and to the east of the City Centre. The property is well positioned to take advantage of a superb range of local shops, cafes and delicatessens and a cosmopolitan selection of bars, cinemas, theatres and restaurants within the nearby Leith Walk area.

Being a major international city there is an excellent choice of sightseeing possibilities and leisure pursuits close at hand. Edinburgh's historic Royal Mile leading from the Palace to the Castle is easily accessed, as is the Scottish Parliament and the beautiful open spaces of Holyrood Park. Also within walking distance is the stunning viewpoint of Calton Hill where you can get views across the city and up to the Highlands in the north. For the more adventurous there is Arthurs Seat - Edinburgh’s highest hill just a short hike from the apartment.

Within 10 minutes walk are the Vue multi screen cinema and Omni Centre, Playhouse Theatre and the various bars and restaurants of Leith Walk. Good shopping is available in the city centre including Harvey Nichols, luxury shopping in Multrees Walk and the St.James Centre.

Further afield the cosmopolitan Leith's Shore District offers an array of bistros and restaurants, the Ocean Terminal Shopping Complex and the famous Royal Yacht Britannia. Around two miles from the apartment there is Portobello Beach - a suburb of Edinburgh with a promenade fronting on to the wide sand beach.

There is also an excellent bus service from near the apartment to all parts of the city.


We provide a 'meet and greet' service, whereby we will meet you at the property to hand over keys, show you the layout, provide local information and answer any questions you may have.

Upon arrival, your apartment will contain fresh flowers and a complimentary welcome pack to get you started, so you won't have to worry about tracking down the local shops on your first night for those essential items; coffee, tea, sugar, milk and set of basic cleaning products (washing powder, liquid for dishes, liquid soap, toilet paper, garbage bags) . A guest information pack will provide you with instructions on the various appliances in addition to tips and suggestions for local shops and where to visit during your stay.


We welcome singles, couples, families and groups of friends however the apartment is strictly not suitable for stag or hen parties or rowdy groups.

The apartment is on the first floor accessed via stairs with no disabled access.

There is no smoking permitted in the apartment and pets are not allowed.

Check in is from 14:00 and check out by 10:00. For check in later than 7pm And before 10pm there is a £20 late check in fee. For check in times later than 10 pm and up to midnight the fee is £30. For late check in please contact us to discuss your requirements. It may be possible to check in earlier if there are no other guests leaving that day. Please contact the owner directly.


There is free on street parking immediately outside the apartment and on adjacent streets. This is available on a first come first served basis and can be busy but usually possible to find a space near the apartment. There is an excellent bus service in Edinburgh and you may wish to leave your car parked near the apartment as you explore the city.


The apartment is around 15-20 minutes walk from Waverley train station. A taxi from the train station costs between £5-£10. From the airport by taxi takes around 30 minutes or you can catch the tram direct to the city centre (£5, 30 mins) followed by local bus (£1.50, 5-10 mins).

This is a well located and comfortable apartment and we hope you will enjoy your stay. Your host is also a tour guide in Scotland and can provide you with information and advice on 1 day tours or longer to sights such as Roslin Chapel, Loch Lomond, whisky distilleries, Loch Ness and the Highlands.

Sleeping arrangements There are 2 double bedrooms. The master bedroom can be set up either as a super king or as a twin. The second bedroom has a double bed. There is a sleeping for an additional two guests on a double sofa bed in the lounge.

Exterior The apartment is located within a traditional tenement in the Easter Road area of the city, a vibrant and distinct locality only 10-15 minutes walk from most of the city sights, which makes it a great base for a visit. There is an excellent range of local amenities and easy access across the city. Within 1-2 minutes of the apartment there is an award winning bakery and patisserie, a delicatessen, several cafes, specialist wine merchant, grocers, local supermarket, several food outlets, pubs and restaurants. The Royal Mile, Palace and Parliament are only 10 minutes walk, as are the stunning viewpoint of Calton Hill and Holyrood Park, both of which are well worth exploring. Also nearby is the Edinburgh Playhouse theatre and Omni Centre .There is a well kept shared garden to the rear of the property.

    Interior layout From the front door a hall leads into the main living quarters. The kitchen lies immediately to the left of the hall, with double rooms then either side, leading into the lounge and adjoining bathroom. The focal point of the apartment is the corner lounge with the two bedrooms facing different aspects, providing a lot of natural light through the apartment.

    There wasn’t much service required apart from letting us in, however apartment was clean. There were some useful notes provided.


    I thought it was overpriced, even for Edinburgh. It had everything we needed but I was a little disappointed overall. We were kept awake one night due to an argument in the street, police etc. Quite a busy corner and the area is ok but not great.

    Good to deal with all enquiries were answered promptly. Nice people to deal with


    Probably my only criticism was the cot. It was more of a playpen than an cot, so the bottom was too firm we had to make a mattress out of a duvet and put sheets over that. Apartment was really nice though. Bed was lovely. Nice location and would stay again
