Reserve Plus+ Booking Terms and Conditions
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988. You will receive an email confirming your booking, this then forms a contract of booking. You are not permitted to sub-let the property (or any part of the property). You must vacate the premises without demand on the agreed departure date (at the agreed time).
The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure. You agree to pay to cover any loss or damage caused, please see Security Deposit details below. At all times, the property must be kept in a clean and tidy condition. We may charge you for any unreasonable amount of cleaning required after your stay. All our apartments and strictly non smoking and your security deposit will be retained to cover extra cleaning costs. You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property. All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property. The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking. Only those persons whose name appears on the Booking Form may use the property. The substitution of persons during the rental period is forbidden unless previously agreed in writing.
BALANCE PAYMENT: The balance of the rental price under deduction of any deposit already paid must be received 60 days before the commencement of the let. You will be emailed a secure link to pay your balance online via credit card. For bookings made less than 60 days before the commencement of the let the whole rental price falls payable at the time of booking. If the balance is not received in full 60 days prior to arrival at the property, the booking will be treated as cancelled.
SECURITY DEPOSIT PAYMENT: A security deposit will also be 7 days before the commencement of the let. For bookings made less than 7 days before the commencement of the let the security deposit falls payable at the time of booking. As the security deposit is calculated by number of guests and length of stay, the total due will be provided with your confirmation email. The cost of any damage to the property or to any items in and/or at the property caused or any service charges incurred by you or any member of your party will be deducted by us from the security deposit at the end of your stay. If no deductions are required your security deposit will be refunded in full to you within 5 working days after your departure from the property. If the security deposit is not sufficient to cover any damage caused or service charges incurred by you, you will be responsible for paying us any additional monies required immediately on request. - £40 fee for leaving doors/windows open - A reasonable use of utilities - Internet access reasonable usage - Damage deposit is £200 (or £500) and due 7 days prior to arrival If the security deposit is not received in full 7 days prior to arrival, the booking will be treated as cancelled.
CANCELLATION TERMS: The 25% deposit paid on booking is non- refundable. Period before start of stay within which written/email notification of cancellation is received by Reserve Apartments: - 60+ days prior to arrival a 75% refund of the booking value will be given - 30-59 days prior to arrival a 50% refund of total booking value will be given - 29 days or less prior to arrival no refund will be given Depending on the reason for cancellation, you may be able to reclaim these cancellation charges (less any applicable excess) under the terms of any insurance policy you may have. Claims must be made directly to the insurance company concerned.
CHANGES AND CANCELLATIONS BY US: Occasionally, we have to make changes to and correct errors on our website descriptions and other details both before and after bookings have been confirmed and cancel confirmed bookings. Whilst we always endeavour to avoid changes and cancellations, we must reserve the right to do so. If we have to make a significant change to or cancel your booking, we will tell you as soon as possible. We will endeavor to offer you an alternative should a significant change or cancellation occur. If alternative options are not suitable, a full refund will be given. We regret we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation. Very rarely, we may be forced by "force majeure" to change or terminate your stay after arrival but before your scheduled departure date. This is extremely unlikely but if this situation does occur, we will refund the accommodation price paid for your remaining dates, however we regret we will be unable to pay you any compensation or meet any costs or expenses you incur as a result.
