Booking Setup User Guide
Booking Setup Section
Within the Booking Setup section, you can enter details of your property such as capacity, extra guests, damage deposit, plus your booking 'Terms and Conditions'.
Capacity
Enter the maximum number of people your property sleeps.
Extra-person charging
Use this section to indicate the number of guests your property can sleep without additional charges. For example, if your property accommodates a maximum of 4 guests, but two of these are to be charged extra for the use of a sofa bed, set the Extra Person as '2'. You can then set the rate for the additional guests under 'Add-Ons'.
Damage Deposit
Set the amount you wish to charge for the refundable damage deposit. This can either be set as the same across all your properties, or different for specific properties.
Terms
Use the 'Terms' section to enter your booking Terms and Conditions. Any guests who book your property via the online booking system are required to accept these before proceeding with their booking.
Enter your property's legal terms and conditions in the text box provided.
If you don't have any terms and conditions, we suggest that you start with the below. Have a good look-through to make sure everything matches the way you want to work.
It's important to include terms and conditions, as any potential guest will want to know specific terms (in particular your cancellation policy). You may want to add any specific items (e.g. if you take a security deposit, if you charge for people arriving after a certain time, etc.).
We're happy for you to use these (or an edited version) but Reserve Apartments cannot accept any responsibility or liability for the use of these terms and conditions.
Please note that bookings made at properties managed directly by Reserve Apartments will follow our standard Terms and Conditions.
Our suggested sample Terms and Conditions:
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and Paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
We'll send you an email confirming your booking, this then forms a contract of booking.
You are not permitted to sub-let the property (or any part of the property). The number of people occupying the premises must not exceed the amount stated at the time of booking.
You must vacate the premises without demand on the agreed departure date (at the agreed time). You agree to pay the lessor to cover any loss or damage caused (beyond general wear and tear). At all times, the property must be kept in a clean and tidy condition. We may charge you for any unreasonable amount of cleaning required after your stay.
You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
We recommend obtaining personal holiday insurance to cover any potential losses. We take no responsibility for any damage or injury however caused by any member of your party whilst you stay at the property.
We (including the property owners, managers and agents) accept no responsibility for loss, injury or damage to any member of your party.
A security deposit will be due before the date of arrival, details of which will be provided with your confirmation email.
If the balance is not received in full 42 days prior to arrival at the property, the booking will be treated as cancelled.
The following cancellation terms apply:
- A 25% non-refundable deposit is required upon booking to secure the dates.
- The remaining balance is due 42 days before arrival. After this date, the booking is 100% non-refundable.
In the event of us cancelling your booking, a full refund will be given.
