Beautifully appointed 3 bedroom, 2 bathroom, 1st floor apartment In a superb location overlooking the Meadows, situated in central Edinburgh.

The apartment has a large comfortable sitting room with comfy sofas, wall mounted plasma TV, DVD iPod dock and a dining alcove that can sit up to 6 guests. Off the sitting room, is a modern newly fitted, fully equipped galley kitchen electric cooker and gas hob, microwave and fridge/freezer.

The master bedroom has a double bed with fantastic views of the leafy meadows. There are two further double bedrooms with ample wardrobe and drawer space. Each bathroom is tastefully tiled with fantastic mira power showers, one bathroom has a bath with shower overhead, the other single shower cubicle with toilet and hand basin.

The apartment overlooks the Meadows, which plays host to many acts during the festival period. It is a 8 minute walk to the Grass market and 12 minutes to the Royal Mile and is a 15-minute walk from Princes Street. There are many local amenities, shops, pubs, restaurants, theatres and museums in close proximity to the apartment.

Parking is available opposite the apartment @ £1.40 per hour (free from Friday 5.30pm till Monday 8am) alternatively there is out of zone parking approximately 10 minutes walk in the Grange area of Edinburgh.

Bus links are fantastic from the apartment. The number 41 bus can be located approximately 250 yards from the flat which takes you directly into Central Edinburgh via The Royal Mile and onto Princes Street and George Street.

If you wish to drop your baggage off earlier than the check-in time please contact me and I will arrange this prior to your arrival.

A 50% deposit is payable on booking and the outstanding balance to be paid 8 weeks prior to your arrival date.

    Overall happy with service


    Fab apartment, well equipped kitchen and good value for money. Located in a great area for visiting all attractions, we were in Edinburgh for the Fringe and we walked most of the time, although buses and taxis were plentiful. Good to have Sainsburys and greengrocers nearby. Definitely be back!

    Service was quite straight forward. It wasn't clear that there was a deposit to Reserve Apartments and then a second one to the owner.


    Overall we had a pleasant stay at the Marchmont apartment. It is a typical student apartment so this was reflected in the quality of furnishings. The three bedrooms were a good size and there was plenty of hot water for the six of us. The location is good too and cabs were always passing by if you needed to go further afield.

    The negatives were the key system. On arrival the key safe would not open. We couldn't immediately get through to the owner and when we eventually did it took another 20 minutes for him to realise it wasn't simply us putting the code in wrong. The owner did manage to get hold of the cleaner who arrived another 20 minutes after that so we ended up using his key for the weekend. I would have been worried if we had arrived later at night (we arrived at 10.30pm) or on a Friday or Saturday night when the cleaner may have been out themselves.

    After a hour of waiting to get in we were all desperate for the loo so we were disappointed that there was no toilet roll anywhere in the flat. Would have thought a roll in each toilet would have been provided.

    Lastly there were no tea towels so catering for 6 did mean a lot of washing up and it was annoying we had nothing to dry things with or get hot dishes out of the oven.

    We did mention this to the cleaner and if the owner can rectify these issues then the apartment would be a very good option.

    Easy to book the apartment and clearly displayed prices. Not the easiest of websites to navigate around.


    Great apartment - location is brilliant with just a short walk to the royal mile or the national museum. Kitchen was well equipment and there was a local Sainsburys for easy supply shopping. Stayed during the fringe and it was the perfect retreat from the chaos in the center. Would stay again.
