This amazing 3 bedroom apartment is an amazing home from home and will make you feel comfortable in no time. Located in Edinburgh's city centre, next to Edinburgh University, this property benefits from the wide open spaces of the Meadows as well as easy access to many of the surrounding bars, restaurants and attractions. Despite the central placing, this apartment comes with the added benefit of parking and a garden, an extraordinary find in this city!
The whole building has a bright and spacious feel to it allowing you to relax after a day in the hustle and bustle of the city. 6 guests can be comfortably accommodated in 3 double bedrooms (2 with en-suite) and an additional 2 party members can get tucked up in a cosy double sofa bed in the living room. You will have access to a fully functional kitchen with all of the mod cons you may require, including a dining room to enjoy your meals around, with access to the patio and garden area should you be treated to nice weather. The family bathroom contains a bath and separate shower.
We reserve the right to vet any group booking. This apartment is not suitable for stag parties, hen parties or young single sex groups. One member of the booking party must be over 25yrs. Strictly non smoking.

This apartment is not suitable for stag parties, hen parties or young single sex groups or parties. There is a strict no-smoking policy. A damage deposit of £250.00 is required one week before arrival and will be fully refunded pending no damages or fees due one week after your departure.

Interior layout Spread over 3 floors with the main door off George Square. This charming and quirky maze of a place, mixes beautifully period features and very modern finishing. The large living area leads (with stair up the mezzanine area) off the entrance hall, leading to an en-suite bedroom. A nice pool table is located on the ground floor, and downstairs, at garden level, is the kitchen and an open plan living/dining area. There is a door to the private garden and secure parking. The third floor has a further 2 bedrooms (one en-suite) and a family bathroom. From this level you can look down on to the main living area.

Local area Very conveniently located adjacent to the Meadows, the new Quartermile development and Edinburgh University. Within very easy walking distance of the Royal Mile, Princes Street and tourist attractions such as the National Museum, Greyfriars Bobby and the National Gallery. A ten minute walk from the Royal Mile, George Square is the ideal location for many great treats with ideal location during your stay. For an afternoon stroll, a good choice would be the Edinburgh Labyrinth, located in a corner of George Square Gardens. The Labyrinth adds to the peaceful nature of this area, giving a chance to relax or reflect while walking this ancient path. The design of the Edinburgh Labyrinth is based on the 13th century labyrinth laid in the floor of Chartres Cathedral in France.
To enjoy some good live music and drinks, the Pear Tree, on West Nicolson Street, is one of our favourites! For dinner, one place we warmly recommend again and again is the Outsider, on George IV Bridge. Mainly due to their efforts in the kitchen to craft and adapt dishes to suit the vagaries of British food calendar.
For some mixed reviews, by a member of our staff as well as other hearsay, Negociantes on Lothian Street might not be everyone’s cup of tea – but it does serve food and drinks till very late, which could be that last stop you make on your way home from a night of fun in Edinburgh city, to get your nachos fix.
The Bristo Square offers many great little cafes in as many nooks and crannies, including inside Edinburgh University building themselves – we would recommend the lovely Teviot Row House. Home to six distinctive bars, the Teviot is the oldest purpose built Student Union in the world and definitely a place for a drink and a snack, or even a proper meal, while you take in the student lifestyle – even if you’re no longer student yourself!
Not too far away are the Pleasance Theatre and Cabaret Bar, which offer a full programme of live music, comedy and film throughout the year with great student discounts on top of that great atmosphere! Something worthwhile for the lovers of spoken word would be the Soapbox events, with fantastic performers from the Edinburgh scene in the ‘Show and Tell Open Mic’ night, where anyone can give renditions of their favourite pieces of spoken word, poetry or music or show case their own written work!
