Lochside House is a charming Georgian cottage that has been extensively refurbished and extended to create a great mix of character and modernity.

Simply furnished, this B listed house is situated in the most enviable position, a quiet "country like village" yet within the heart of Edinburgh with lovely views of Arthur seat. Set within its own grounds, the back garden is completely secluded and enclosed. The property has unrestricted on street parking.

The entrance hall leads to the dining room and from there you can access the modern lounge and kitchen. The lounge is a new addition to the property and boasts floor to ceiling glass covering most of 2 walls. The massive glass panels open to create a fantastic interaction between the house and the garden -bringing "the outside in". The kitchen is fully equipped with all modern appliances, including an American style fridge/freezer.

The other side of the entrance hall downstairs consists of two adjoining double bedrooms. The main downstairs bedroom has a patio door opening onto the back garden. There is a fantastic bathroom on the ground floor which has a great power shower over a full size bath.

Upstairs there are 2 principle bedrooms both with en-suite shower rooms. Both these bedrooms have double beds. The third smaller upstairs bedroom has bunk beds.

Please note we do not provide hypoallergenic bedding at our properties.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50 and arrivals after midnight, a fee of £60. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

Bookings made at this property require a £500 damage deposit, which will be due 7 days before check-in. Providing there are no deductions to be made from this, the payment will be refunded to your card 5-7 working days after departure.

All properties are strictly non-smoking and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

    Local area Duddingston Village is one of Edinburgh’s premier addresses, thanks to its unique combination of a genuine village atmosphere and a location ideal for access to the city centre. The picturesque surroundings of the village include delightful views across Duddingston Loch and on the opposite side, the southern flank of Arthur’s Seat. As well as the open spaces of Arthur’s Seat and Holyrood Park, there are a good range of golf courses nearby including Prestonfield and Duddingston.

    The Cameron Toll shopping centre is just a short drive away through the park, as are the thriving areas of Newington and Bruntsfield, both of which offer a great array of cafes, restaurants and shops of all kinds. And for the evening meal and drinks, or afternoon lunch, the local village pub, The Sheep Heid Inn, is Scotland’s oldest surviving public house and provides good food and a traditional skittle alley.

    Durante il nostro soggiorno in casa è caduto uno specchio, con il pericolo di ferire i bambini. Per fortuna eravamo fuori casa e nessuno si è ferito.

    I liked the house and location very much and would definitely stay there again. However beds were very uncomfortable except two of them. No welcome pack, not even a little tea and coffee. Very disappointing regarding cleanliness, lots of cobwebs, dirty floors etc. the big blue commercial bin was overflowing we had to physically get in it to sort it to dispose of our rubbish as squirrels, jackdaws etc were having a lovely time!
    There is broken dangerous decking outside, rotten so be very careful out in the back garden.
    We started giving it a good clean but no hoover, or even dustpan and brush, so gave up after going over the kitchen and bathrooms. Luckily my cousins brought food over for us.
    There was a pot that had had scrambled eggs cooked in it, not properly cleaned, however to be fair there were no cleaning things left for anyone to clean with so.... Summary, great house, great location, nice family area, but take everything and be prepared to give it a good clean yourself.

Thank you for bringing these areas of concern to our attention. We have not had reports of other guests finding the beds uncomfortable and are sorry to hear that this impacted your stay. Please note that, for hygiene reasons, welcome packs are not currently being provided and we invite guests to purchase their own supplies for their stay. Thank you for informing us about the bin issues - we have recently begun working with a private company for bin collection and will get in touch with them to ask them to improve their service. Thank you too for bringing the decking to our attention - we are currently arranging for a tradesman to fix this, however this is being delayed due to Covid and limited availability. We do ask all our guests to leave properties in the state they find them in order to help the next guests, and we can only apologise that previous guests had not done this for you. We hope you enjoyed your time in Edinburgh and hope to welcome you back again soon

    House in lovely setting, nicely decorated & great social space. Clean & tidy on surface but needs a much more thorough clean under sofas, behind beds etc. A lot of chipped crockery & very small number of crockery & cutlery for size of property Missed basics like oven gloves etc.
    Frustrated by accessibility for wheelchair user as house described as ‘wheelchair accessible‘ but a number of steps to access ground floor & garden. Specific issue for disabled guests as the bathroom on the ground floor was not suitable for a disabled person. Website mentions a power shower on ground floor but not clear that this is over a bath.
    We stayed on a stunning weekend in Edinburgh but there is no usable garden furniture to sit or eat outdoors which would have been appreciated in a property like this. Overall a great base for exploring & relaxing but would benefit from some additions & improvements.
