Ladystairs is a second floor apartment in a listed building on the Lawnmarket (the top section of the famous Royal Mile) and is approximately 150metres from Edinburgh Castle. This self-catering apartment is furnished and decorated to a very high standard to make your stay in Edinburgh as comfortable as possible.

The apartment is a pleasant walk to many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland. There is also a copious amount of bars, restaurants, cafes and shops in the immediate area.

LOUNGE/KITCHEN ROOM
This combined lounge/kitchen area has been completely equipped to make your stay as comfortable as possible. It contains a sofa bed (which converts to a double bed) and a dining table suitable for three guests. A suitably equipped room with some smaller items of furniture and lighting features create a wonderful ambience in the room. A widescreen TV is available for entertainment. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi. There is a fantastic bay window to give you a superb view of the Royal Mile.

The kitchen area is fully equipped with a fridge/freezer, electric oven & hob, microwave oven, washer/dryer and cutlery & crockery for up to four people.

BEDROOM
This is a lovely double bedroom with a bay window with a wonderful view of the Royal Mile. A kingsize double bed with two bedside tables, a chest of drawers and a hanging area provide ample storage space for your possessions.

SHOWER ROOM
Instant electric shower, wc and basin, plus a shaver point.

* The airport bus drop off point and main railway station are 5 minutes walk.

Restrictions

* Non smoking throughout property, including at open windows.
* No pets
* We regret that this 2nd floor flat will be unsuitable for some people with disabilities as there are only stairs.
* No lift is available.
* Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.

Access Arrangements

A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

Please note that arrivals after 19:00 will incur a range of late arrival fee.

**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.


A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 5 days after departure.

Sleeping arrangements one kingsize double in the bedroom and a sofabed in the lounge (please advise if required if there are only two guests)

Exterior Property is in a listed building on the famous Royal Mile which is a UNESCO world heritage site.

Parking notes street parking is enforced 7 days a week 08:00 - 18:30 Mon - Sat, 12:30 - 18:30 Sunday, it is very expensive and inflexible as you can only stay in one spot for a few hours.

There are many city centre car parks to choose from, you can use these for a short time or full days which cost approx 16 - 25 pounds or more or enter the postcode of the property you have booked into this website http://www.parkopedia.co.uk/

    Was met at the property and shown around the flat. Withholding 'excellent' rating until the damage deposit is refunded which should only be in a few days. Assuming the deposit is credited per the terms and conditions, the service was very good.

    Really lovely flat in a perfect location for the Old Town, Castle, Royal Mile, Waverly Station, etc. The flat was very clean and we were given all the instructions/details for the appliances, wifi and so forth. Most of the furnishings were very nice -- the dining/gate leg table needs to be repaired because the leg/brace was broken so it could not be used. The flat is on the 2nd floor (3rd floor American) so not good for anyone with mobility issues. But for anyone else -- very highly recommended.

    I spent two nights on the floor, I expected an apology and a refund from the company but have received nothing

    The apartment was dingy and small, the equipment was sparse and in poor condition, the TV was on an apple account and therefore unwatchable, there was no radio either. There was a refrigeration/air conditioning unit outside the window which hummed incessantly, There was little natural light, several light bulbs were out including the porch. The entrance stank of urine and was full of litter.

    Firstly I'd like to point out your first two nights was in a different apartment which is advertised as a one bedroom apartment sleeping 2+2 (the two additional guests being accommodated on a sofa bed) which you found uncomfortable so the owner bought a brand new blow up bed for your second night which you also found uncomfortable.

    We apologised for this and located another apartment which the owner was happy to transfer the difference in payment to your new booking to avoid you paying again.

    We understand that everyones idea of 'comfortable' varies and we tried our best to accommodate you.
