Key features

A beautiful apartment located in the middle of Edinburgh in an exclusive conversion of the old Traverse Theatre. Private gates access this quaint and cobbled courtyard off which this spacious ground floor two bedroom apartment is located. A plethora of Edinburgh attractions, restaurants and bars are only minutes away from this great location. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi.

Accommodation

The apartment hallway provides plenty of space for luggage and coats etc., and two ample cupboards house the utility cupboard with drying space.

LOUNGE/DINING ROOM

This room features two sets of patio doors out to the private courtyard at the front and allows a view of the back. This area is fitted with solid oak flooring. There is a comfortable sitting area which consists of two comfortable sofas, easy chairs, dining table and some smaller items of furniture.

KITCHEN/DINING AREA

The kitchen is fully fitted and equipped with a fridge/freezer, washing machine, dishwasher, gas hob and electric oven, microwave oven, cutlery and crockery.

BEDROOM ONE

Located at the back of the building this quiet, carpeted bedroom contains a double bed. It has an interesting feature wall preserved from the old building behind which is a separate dressing area and en-suite. A large built-in wardrobe provides plenty of storage and hanging space with other small items of furniture. The en-suite is fully fitted with shower, sink and WC.

BEDROOM TWO

Located at the back of the building this quiet, carpeted bedroom contains twin beds (default) which can be made up as a double or 2 singles. . A large built-in wardrobe provides plenty of storage and hanging space with other small items of furniture.

BATHROOM

This beautifully spacious bathroom is a great place to relax after a busy day touring the sights. Fitted with both bath and shower, sink and WC.

Additional information

* All gas and electricity are included in the rental. GCH throughout
* Linen and towels are provided.
* A modest amount of complimentary tea and coffee for arrival
* Ironing facilities and a hair dryer are provided.
* Street parking is available but is expensive.
* The airport drop off point and main railway ( Waverley station ) are 10 minutes walk.

Please note that prior to arrival a refundable 200 pounds key/security deposit must be provided.

Restrictions

* No smoking is allowed within the apartment.
* Well behaved pets by prior arrangement.
* Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.

Access Arrangements

A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure are sent out in the formal confirmation. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

Please note that arrivals after 19:00 will incur a range of late arrival fee.

**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.

A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

Sleeping arrangements 1 x double bed in ensuite bedroom, 1 x twin room (can be arranged as a double, please select during booking process)

Parking notes street parking is enforced 7 days a week 08:00 - 18:30 Mon - Sat, 12:30 - 18:30 Sunday, it is very expensive and inflexible as you can only stay in one spot for a few hours.

There are many city centre car parks to choose from, you can use these for a short time or full days which cost approx 16 - 25 pounds or more or enter the postcode of the property you have booked into this website http://www.parkopedia.co.uk/

We have now used Reserve Apartments for the last 3 years for our Edinburgh festival booking and find them to be officiant and reliable. They act as agents for several holiday apartment companies and in these days of scams and fake lettings, we know we can rely on them as we make all payments through their system. Damage deposits are also returned quickly. This years apartment in Edmonstone Close was another excellent choice and perfect for our family, in a brilliant location on the edge of grassmarket with its excellent restaurants and 10 mins walk to some of main venues.

A lovely spacious apartment that was bright and clean. Ideal for our family group of 6, it is tucked away in a courtyard off Grassmarket so there is no problem with noise from the local bars. The apartment was well equipped and comfortable. The en suite shower is a bit inconsistent on temperature but otherwise it was perfect. Lots of good restaurants and bars nearby, close to the Royal Mile and castle, and an easy 10 min walk to the main festival venues.

Easy booking and meet and greet

Excellent location and size. Very comfortable. However the bedrooms were adjacent to an alley way which after 2am was incredibly noisy with late night revellers. Ive lived in Cardiff and Manchester city centres and expect noise but there was hardly any soundproofing at all. I was awoken on night one by man loudly vomiting outside the bedroom window at 3am - he may as well have been in the room. On the 2nd night it was a woman screaming at her friends and urinating in the alleyway - again, it was loud enough to wake me up. I would stay here again purely for the location but I'd bring ear ***** next time!
