This contemporary, two bedroom apartment has an open and airy feel throughout and will ensure a fantastic stay in Edinburgh. Situated in Newington, you will find plenty of shops, bars and restaurants around you as well as having access to the Meadows a short distance away. The city centre is around a 10-15 minute walk away, or there are many frequent bus services that can shuttle you along the road.
There is an open plan living area that is bright and elegant, with a fully equipped kitchen and dining area for up to 4 guests. The master bedroom contains a King-size bed and the second bedroom can bee arranged as either a King-Size or two singles.
Upon arrival you will be greeted with a welcome pack, complimentary tea, coffee, milk and biscuits as well as a selection of Scottish toiletries.
Apartment not suitable for Stag and Hen parties. One member of the booking party must be 25yrs old and single sex groups are vetted. We reserve the right to cancel bookings where these conditions do not appear to be met.
Sleeping arrangements Bedroom one has a Super king or two singles.
Bedroom 2 has a King bed.
There is a double sofa bed in the living/dining area that would sleep a child or small adult.
Exterior The apartment is within a converted brick print works.
We require names and ages of all guests, as well as addresses and ID. We will require the lead guest to sign copy of our terms and conditions. We reserve the right to vet any booking. This apartment is not suitable for stag parties, hen parties or young single sex groups or parties. One member of the booking party must be over 25 years. There is a strictly non-smoking policy. A damage deposit of £250 is required one week before arrival and will be fully refunded pending no damages one week after your departure.
Parking notes Over the weekend on street Free Parking is available just around the corner from the apartment. During the week there is Free on street parking on residential streets a 10 minute walk away. Otherwise parking is metred 8.30 to 5.30 pm
There is a small step into the communal area and a small step into the flat and one step inside the flat.
Interior layout The apartment building has a communal area. The apartment is on the ground floor. There is one small step into the vestibule. The apartment features an open plan living/dining room. The hallway has both bedrooms, bathroom and utility room leading off it.
The beautiful fireplace within this property is decorative only. It is not for guest use for both guest and property safety.

Local area Located in the attractive south-side of Edinburgh, the location offers excellent local amenities, whilst only being a short bus ride or within reasonable walking distance of many of Edinburgh's main tourist attractions and city centre. Newington is convenient for the The Queen's Hall, Royal Commonwealth Pool and Arthur's Seat. It is about a 20min walk from the Royal Mile. The apartment is also within reasonable walking distance into the city centre and the walk into town provides the opportunity to investigate many interesting shops and points of interest such as the Edinburgh Meadows and Edinburgh University.
For your breakfast needs, why not stop by the Hellers Kitchen for those mouth –watering, lavish pancakes with bacon and maple syrup and… Definitely worth it! For dinner and drinks then, The Old Bell is a lovely, wood-lined olde worlde place, providing a huge contrast to the New Bell – the New Bell is a fine-dining restaurant that sits above the Old Bell Inn in Causewayside. From the look and feel of the lively pub beneath, you wouldn't necessarily believe that a wonderful restaurant serving well thought out and exquisite Scottish cuisine lies above. Luckily, both Bells are just around the corner from the apartment, and will surely be able to satisfy all your foody and beery needs!
As the apartment is self-catering, why not make your shopping at the Earthy Food Market on Ratcliffe Terrace. Not only do they do a fantastic selection of locally grown produce, fresh baked goods, plants, holistic household items, and gardening supplies, they have meat and game for sale and recently installed a butcher upstairs and have extended the café downstairs. Wholesome salads, quiches, interesting sandwiches and an array of teas and coffees make this a café/shop worth the trip.
