Moving through to the contemporary kitchen, accessorised with a splash of colour, and everything is on hand for you to concoct your very own culinary treats to enjoy in the dining area. The integrated appliances include an electric oven and hob, dishwasher, fridge/freezer, microwave and washing machine.

When it’s time to retire to the bedroom, choose from two elegant and tastefully decorated rooms. A double bedroom and a twin, both with plentiful guest storage. Two additional guests can be accommodated on the sofa bed in the living room. A chic shower room completes this wonderful holiday home.

You'll be spoiled with a great selection of independent shops, cafes and restaurants right on your doorstep on either London Road or Easter Road - perfect for lazy Sunday brunch or a spot of people watching. Fancy something more upmarket? You will find an abundance of fine dining eateries in the St Andrew Square and George Street areas within an easy walk, just a mile way.

All of Edinburgh’s main attractions are within easy reach. Edinburgh Castle, The Scottish Parliament, The Palace of Holyroodhouse and Arthur’s Seat are all within reasonable walking distance.

Plentiful grocery stores and supermarkets are close by.

This property operates a key safe, so you can let yourself in to the property any time after 4pm. The key safe code will be issued before your arrival.

If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please note that there is an additional charge for use of the sofa bed. Therefore, if your group size does not meet the maximum occupancy and all guests can be accommodated in beds, the sofa bed will not be set up unless explicitly requested. For example: if your party size is 2 in a property that sleeps 4 using a double bed and a sofa bed, the sofa bed will not be set up unless requested and an additional fee paid.
