This exquisite property forms part of the exclusive Fettes Rise development and, as well as comfortable interiors, treats guests to secure parking and a view of Edinburgh Castle from the outdoor seating area.

The open plan living and kitchen area with breakfast bar island is perfect for a sociable bite to eat before exploring the city. Siemens appliances adorn the beautifully designed kitchen, home to all of the mod cons you could ever need in a perfect home away from home, including a double oven, five-burner hob, dishwasher and Nespresso coffee machine. After rustling up your own culinary treats – perhaps bought from foodie haven Stockbridge market, on every Sunday and just a 20 minute stroll away – you can enjoy a glass of wine on the patio. When it’s time to retire to something a little squishier, the living area’s sumptuous sofas are at hand to help you relax after a long day’s sightseeing in the Old Town or shopping on Multrees Walk. If you need a little entertainment, there’s a smart 40” Ultra HD TV with Freeview and Netflix, a Sonos system and of course unlimited WiFi.

Accommodating up to six guests, three welcoming bedrooms set the scene for a sound night’s sleep. The master suite boasts a king-size bed, large built in wardrobes, and large en suite with shower. Two further bedrooms (one king and one double) benefit from stylish dressing and plentiful guest storage. The family bathroom with shower over bath completes this charming holiday home.

The Fettes Castle View Residence is located in a leafy suburb of Edinburgh, less than 2 miles from the City Centre and the Old and New Towns. The private development is tucked away behind Inverleith Place, which has a main bus stop serviced frequently by buses to and from the City Centre, should you not fancy the walk. Stockbridge and the Dean Village are also just a short walk away, both boasting a village-like feel with independent shops, delis and bars and restaurants.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50 and arrivals after midnight, a fee of £60. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check in is from 4pm, and check out is before 11am.

    Service:

    Reserve Apartments kept us informed at each stage of the booking, emailing what to do next and when to contact Tony the meet and greet guy who was very nice and helpful.
    one or two minor points we would like to make that you may find useful to know:
    •the wooden table by the white sofa had a broken leg
    •There were a couple of marks on the carpet in the lounge between the brown and white sofas and a mark on the throw.
    •the red rug had curled up edges making a trip hazard.
    •The seal at the bottom of the shower screen over the bath is loose and may need replacing.
    •The curtain in the middle bedroom was hanging off at the end. The bed and door to this room were rather squeaky!
    •The blind in the master bedroom would not come down
    Things worth considering:
    •There were only four bar stools around the breakfast bar.
    •Some trays may be useful.

    we thoroughly enjoyed our stay at Flat 3 - it was very clean, cosy and comfy and we would certainly go there again.

    Flat 3 was a good place to stay and was within walking distance of Dean Village, Stockbridge and Princes Street
    would recommend this flat. On the ground floor and a lift to underground parking

    Highly recommend the apartment we were in. We were met on arrival by Tony who kindly showed us around the apartment, giving us any info we might need and the keys. Our apartment was so well equipped and very tastefully decorated. Modern, light, airy and plenty of space. Excellent that we had our own parking space within the carpark. The pictures on the website really did match the actual accommodation (which is not always the case when booking accommodation online! )

    Wasn't the cheapest accommodation we've been to within Scotland but it was worth it for the gorgeous apartment and plenty of space for the family to chill out for a weeks holiday.

    Very efficient service from start to finish

    Product:

    The apartment is very luxurious and comfortable. It is modern, light and very well equipped, I particularly liked the Sonos and Nespresso coffee machine!
    The location is ideal being so close to the city centre with views of Edinburgh Castle, but quiet and peaceful at the same time. Even closer are the Royal Botanic Gardens, a very pleasant walk through Inverleith Park and if your lucky you might catch the pipers and drummers practicing in the park (see video).
    The trendy Stockbridge restaurants, bars and shops are also very convenient, an alternative to the City Centre on an evening. It has secure underground parking which is an added bonus. I will return :)
