The Tollcross Residence is an amazing, must- see property. Located at the edge of the historic Old Town, this stunningly kept 1 bedroom property is the perfect escape home away from home. This chic, modern property includes all the mod-cons you’d expect, as well as free parking, which is a rare find in the city centre!

Thoughtfully decorated throughout, the Tollcross Residence is a delight for the weary traveller. The sitting room includes soft sofas and a flat screen tv - perfect for curling up with a good film! The space is open and bright, and is also features a dining table which seats up to 4. Moving through to the kitchen, and you’ll find another gorgeously bright room, with plenty of preparation space and a range-style cooker.

When you’ve had your fill of exploring the closes and cobbled streets, we guarantee you’ll sleep tight in the Tollcross Residence’s blissfully comfortable double bedroom. A fluffy, cosy double bed with luxury linens awaits you, and we hope you have nothing but sweet dreams.
Completing this gorgeous property is a large and well appointed bathroom, which features a shower over bath.

As we’ve already mentioned, this property does come complete with one designated parking space - but we haven’t even mentioned the deck! A delightful outside area, perfect for enjoying a crisp glass of wine or some al fresco lunch, the deck can be accessed from the bedroom or living area.

The Tollcross Residence is well serviced by local amenities. It is close to shops, public transport and a wide selection of cafes, bars and restaurants. There are a remarkable amount of homely, welcoming pubs near this property, including the Blackbird bar and restaurant, Montpelliers and The Apartment restaurant, to name but a few! If you'd like to venture further afield, then the area is well serviced by the efficient Lothian bus company, and Princes Street and the Old Town are a short walk away.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50 and arrivals after midnight, a fee of £60. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check in is from 4pm, and check out is before 11am.

Please note, if you require the sofa bed to be made up and have only booked for two guests, there will be an additional fee for the provision of the sofa bed.

    The Tollcross Residence was a spacious, comfortable and lovely flat. We had a very good time there. There were excellent facilities - it's not usual to have a good size and very easy to use cooker and dishwasher in a rental property but both of these were excellent. There was also enough linen for our week's stay. Our host, Karen was charming and helpful and met us on arrival to explain the area as well as how things worked in the flat. Next time we visit Edinburgh we'll try to stay here again


    An excellent, comfortable and spacious flat with every convenience. There was enough linen for our week's stay and the cooker and dishwasher were easy to use and both a good size, unusual for a rental flat. our host, Karen was charming and helpful, meeting us on arrival and explaining the area as well as the flat. We will try to stay here again next time we're in Edinburgh and will recommend it to friends.

    I use Reserve Apartments frequently for business travel and never have any problems


    I recently stayed in this apartment whilst in Edinburgh on business. I work away a lot so have become quite fussy about the places I stay, but this one ticked all the boxes. Fast reliable wifi, really good hot shower, very clean, lots of wardrobe space. There's also lots of extra little touches that make you feel more at home, like really high quality sheets, properly equipped kitchen, and lots of light and mirrors for getting ready.

    I'll definitely try to book this apartment again next time I'm working in Edinburgh, and will try to make the most of the great location next time! Thanks to Karen for all of her help and very warm welcome.
