Key features

In the Grassmarket, peace and quiet can be hard to come by, so this flat really does enjoy the best of both worlds. Nestled at the foot of Edinburgh Castle in the heart of the Grassmarket, the flats itself has no windows facing onto the busy square so its amazingly quiet when things get lively. Its part of a secured courtyard so its safe too. In all, a very comfortable way to enjoy all that Scotland's capital city has to offer.

This third floor apartment is in a secured and gated complex with wonderful views at every angle. The accommodation has been newly decorated and furnished to make a wonderfully cosy pied a terre in the heart of the ancient city. A comfortable open plan sitting/dining/kitchen has fantastic roofscape views. There is now High Definition TV, a stereo and a Sonos music system for our guests. Free secured WiFi is also included. The kitchen has been well-equipped with oven, hob and microwave and plenty of cutlery and crockery for those wishing to dine in though with so much choice on your doorstep we are willing to bet that most will succumb to the temptation of trying a different restaurant every night! There is also a washing machine.

The bedroom has a kingsize bed. A smart shower room with wash hand basin and toilet completes the accommodation

Pubs, clubs, pavement cafes and restaurants are all within one minutes walk in this historic area known as the Grassmarket. There is a Sainsbury's Local less than 1 minute walk.

Webstersland is also within easy walking distance of Edinburgh's major sights such as Edinburgh Castle, the historic Royal Mile, Mary King's Close, Hollyrood Palace, Scottish Parliament Building and Scotland's major galleries and museums including the Whisky Heritage museum. It is also within easy walking distance from Edinburgh's principle shopping area, Princes Street.

Open topped tour buses are also within easy walking distance at Waverley train station. The former Royal Yacht Britannia is worth a visit at Leith's Ocean Terminal. Further afield, within a few hours travelling you can visit St.Andrews, home of golf and take tours of the highlands of Scotland including Loch Ness and the romantic Isle of Skye.

As this apartment is in a gated community, the key is left in a secure location at the flat.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check in is from 4pm, and check out is before 11am.

Please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours.

Please note, if you require the sofa bed to be made up and have only booked for two guests, there will be an additional fee for the provision of the sofa bed.

Parking notes This property doesn't come with free parking but there is limited paid street parking in Grassmarket for an additional fee. Customer service was good. They kept in touch via email before and during our stay. correspondence was always polite and instructions to enter the property etc were clear.

Was it value for money? No. This was overpriced for what you get and should be rated only as a 2 star accommodation. I've given 3 stars in this review only because the accommodation is in a great location for Castle, Royal Mile and other old town sites. The apartment itself was small, but enough for the two of us. The bed was comfortable.

On entering the property a strange unpleasant odour greeted us. There was no room in the wardrobe to hang my dresses because it is used as a store cupboard for heaters, ironing board and the hoover. The carpet is old and loose in places. The shower cubicle needs a good blitz of mould and mildew remover. There wasn't enough space to hang the towels in the bathroom and could do with a hook on the back of the bathroom door. Living area was fine, but the kitchen was full of junk above the units and looked untidy. It is such a shame as the place has so much potential if it were given a little makeover. It doesn't come close to some of the other apartments available in this complex.

I would definitively consider staying here again if it was given a makeover, but I wouldn't choose this place again for the same price as it is now.

Minor inconveniences can be overlooked with the updated furniture ...
Minor inconveniences include stove power light pushed into stove top but visible from right viewing angle, ceiling light out in table nook, extra pair of scissors handle damaged but primary pair worked well,
Adequate supply of toilet paper and dish soap.
Left new paper towels and Kleenex for next guest.
I plan to stay here in the future ...

Although the apartment is advertised sleeps up to four it is only suitable for two. We were a party of three, there is only seating for two. There was only bedding for two single beds. The apartment was dirty, floors stained, uncleaned, toilet stained, walls stained. Light fitting hanging out.

The property does sleep 4 comfortably, with 2 single beds or 1 double bed and a double sofa bed. This booking was made for 2 guests and at no point were we informed 3 people would be staying, had we known, we would have set up the sofa bed with linens. 

Your comments have been passed onto the property manager to investigate and any issues found will be rectified.
