North Fettes Apartment is a spacious, modern three bedroom, second floor flat with lift access and can comfortably accommodate 4 people.The apartment could accommodate more, but we restrict it to 4 people in order to maintain a more peaceful environment for our neighbours. We also do not accept children under 9 years of age for the same reason.
The apartment is quietly located in a small development of flats within a landscaped cul-de-sac near Ferry Road and 10 minutes by bus from Princes Street and the city centre.
There is a large lounge/dining room with ample seating and 6-seater dining table. The fully equipped kitchen offers informal dining for 4 at a breakfast bar. The master bedroom has a king size bed and en suite shower/wc. The second bedroom has twin beds and the third bedroom has a king size bed. All three bedrooms have fitted wardrobes and ample storage, with bed linen and towels provided. In addition there is a large bathroom with bath/wc and separate shower cubicle. The flat receives Virgin Media TV with a wide range of channels and wi fi. There is central heating throughout and instant hot water from the combi gas boiler. On the ground floor there is an allocated covered parking space for one car behind secure electronic gates.
The nearest bus stops are right outside the development with a choice of frequent services/ routes to the city centre and other areas of Edinburgh, including trendy Leith and Stockbridge. A night bus service also operates. The property is easily accessed by road from Edinburgh Airport (7 miles), the Forth Road Bridge (9 miles) and the Edinburgh by-pass.
For all your provisions there is a large supermarket 2 minutes drive or 10 minutes walk away and local shops, including a post office, nearby.
This is a residential area and there is not much in the way of pubs and restaurants in the immediate vicinity.
Check in time is 14.00 hrs and check out time is 11.00 hrs. We can be flexible over times depending on whether the flat is occupied the day before your arrival or not. We offer a personal greeter who will meet you at the property, show you around and explain how everything works.
************We require a £150 cash deposit on arrival, which will be refunded on departure day on return of keys. Arrivals after 22:00 hrs incur a £35 surcharge. If you do not arrive within 1 hour of your stated time and we need to make a second trip to the apartment to meet you we reserve the right to charge you £25 extra.*****************.

WE HAVE A STRICT OCCUPANCY POLICY: FOUR PERSONS MAXIMUM AND NO CHILDREN UNDER 9 YEARS OF AGE. IF MORE THAN FOUR PEOPLE TURN UP YOU WILL NOT BE ADMITTED TO THE PROPERTY.
THE MINIMUM STAY IS 2 NIGHTS. ON OCCASION THE MINIMUM STAY WILL BE 3 NIGHTS. THE BALANCE OF PAYMENT CAN BE MADE TO APARTMENT OWNER BY BANK TRANSFER, UK CHEQUE OR VIA PAYPAL USING A CREDIT CARD OR PAYPAL ACCOUNT. PAYMENT MUST BE MADE BEFORE ARRIVAL
