This fabulous 1876 mid-Victorian, two-bedroom period apartment boasts stunning views and is ideally situated in the heart of Edinburgh’s Old Town, just metres from Edinburgh Castle and the Royal Mile. With its historic charm it offers a truly unique opportunity to experience the character and atmosphere of one of the city’s most iconic locations.

As you enter the apartment you will find the hallway opening into the open plan lounge/dining and kitchen area. You can sink into the comfortable corner sofa and catch up on events on the 36” plasma screen TV. If you have brought your laptop you will be able to use the free and unlimited complimentary WiFi broadband to surf the web. There is also a flame effect stove in the lounge for a bit of character to compliment the golden cornice work and ornamental iron rams head fireplace, while the original internal wooden shutters still stand guard over the old sash and case windows.

The dining area in the lounge sits in front of the window and is one of the most unique dining views in Edinburgh. There are only a handful of properties that can say they can look into the front door of Edinburgh castle and you can enjoy your self-catering with a view that can’t be beat. In addition to the amazing castle view the three double aspect windows also provide spectacular views over the Grassmarket, Greyfriars and the Pentland hills beyond. You will be able to prepare your food in a fully equipped kitchen, which has oven, hob, dishwasher, fridge, microwave, toaster, kettle and there is also a freezer and washing machine in the hallway.

Tucked away off the lounge is a small library, which is stocked with a selection of local historical and topical books. There is a small writing area as well so with the character and views in the apartment you may well be inspired to write something in the city that has already inspired writers such as JK Rowling, Sir Walter Scott, Robert Louis Stevenson and Ian Rankin amongst others.

Both bedrooms offer the same breath taking views directly overlooking the castle and esplanade. Each bedroom has a built in wardrobe providing ample space for even the most demanding fashionista. You will also find an ironing board, iron and hairdryer in each room so you don’t have to wait for others to get ready. The main bedroom is set up as a standard double and the other bedroom can either be set up as a king size or a twin as required. Our extra wide luxury shower room is finished in travertine tiling and has a 10kw shower.

Throughout the apartment you will find high quality finishes with solid oak flooring and stainless steel appliances.

In summary, this apartment has been designed for guests who want to be able to get here easily and really experience the old town of Edinburgh as it was 150 years ago, If you want your accommodation to be as much a reminder of your holiday as everything you do when you are in Edinburgh then this is the place for you. Minimalism is banished and instead we have created a character apartment with lots of period features but all the modern comforts you will need for your stay.

This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.

Entry to the apartment is from 16:00 onwards. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check in is from 4pm, and check out is before 11am.

This property is situated on the third floor of a traditional mid-Victorian property and is accessible by stairs only (around 80). No lift is available. Unsuitable for guests with mobility issues.

Zero responsibility. They kept wanting more and more proof, denying any responsibility for a mattress with collapsed springs. Destroyed our overseas holiday

The location is superb, however the quality of the beds and sofa are very poor. The so called king bed mattress had an massive depression on one side where the springs had collapsed about the length of a person's torso. Their solution was to say it was my personal taste in bedding, despite the photographic proof. Their so called solution was to put a mattress topper to fill the void. They wld not admit any fault or give any compensation/refund, again putting it down to my "personal taste". We had to see a Dr and get prescription medication which again, despite showing photographic proof of the medication which they demanded, they wld not take any responsibility for.

Furnishings are antique or broken.

Internal bathroom doorframe leaked water from upstairs.

I would not recommend this place purely on the way it is managed and because of the total lack of quality furnishings.

We’re sorry to hear your stay didn’t meet expectations and regret any discomfort you experienced. We take guest feedback seriously and always aim to address any concerns promptly and fairly.

You mentioned being affected by the bed quality to the point of requiring prescription medication, which did come as a surprise, as this hasn’t been raised in previous reviews.

Regarding the furniture, the property is typically chosen for its location and relaxed style. While we provided a mattress topper during your stay, we do understand that comfort is a personal experience.

In relation to your compensation request — given the scale of what was being asked — we requested a single form of basic confirmation that the medication had been purchased locally (for example, a receipt or online transaction). We understood this might not be available physically, but unfortunately, nothing was provided. A photo of the medication alone, without supporting context, doesn’t allow us to process a claim of that nature. We always aim to be fair where appropriate and when reasonable evidence is provided.

Thank you also for raising the bathroom leak. We’ve already investigated and are continuing to follow up with the upstairs tenant to help bring this to resolution.
