This large and spacious duplex apartment is located within easy reach of Edinburgh city centre, and all the wonderful attractions and experiences the city has to offer.

Light and airy, the apartment is an ideal base for groups as it's split over two levels, the 3rd of 4th floors of a listed building. Space abounds in this apartment, which features five bedrooms, two modern/designer bathrooms, a large, fully equipped kitchen/diner, and two spacious living rooms!

The sleeping arrangements can be altered to suit your requirements, with three out of the five bedrooms being available as doubles or twin rooms (two separate beds).

The living rooms both feature flat screen freeview TVs. The whole apartment benefits from wireless broadband internet access.

The local area is peaceful and will be the perfect base for your stay in Edinburgh. And it's easy to explore all that Edinburgh has to offer. Edinburgh's main shopping streets (including Princes Street) and bars/restaurants (including those on George Street) are just a 15 minute walk away. Nearby you'll also find Edinburgh Castle and the world-famous Royal Mile.

A fifteen minute walk will also take you to Murrayfield, home to some of Scotland's most impressive and memorable sporting events.

Bus services to and from the city are also available, and are very frequent. Haymarket Train Station is just a 10 minute walk away from the apartment, for those arriving by rail. And for those arriving by plane, the airport's fantastic Airlink service will pick you up directly outside the terminal and stops at Haymarket Train Station.

The apartment may not be suitable for the elderly or infirm, as it is split level (on the 3rd and 4th floors).


There is a £250 security deposit which will be fully refunded after your stay providing no damage has been done.

This apartment is situated across the landing from Ardmillan Apartment 4 Bed which is also listed on this website and sleeps 10 people. If you want to rent them together please call the number on the website. In general we do not rent these apartments to single sex groups or to Stag and Hen parties, however these may be considered if a £500 security deposit is paid. To enquire further about this please call the number on this website.

Sleeping arrangements On the lower floor, bedroom one features a fixed double bed, with bedroom two featuring a double bed that converts to two single beds if required.

On the upper floor, bedroom three features a fixed double bed, with bedrooms four and five each featuring a single bed which can convert to either two single beds or one double (per room).

The sofa bed in the main living room provides an additional sleeping facility if required.

Exterior A solid sandstone tenement building that has been B listed for it's architectural importance and significance.

Parking Right outside the apartment there is limited on-street parking, which is free. Slateford Road (100m away) benefits from free parking during the week (9.30am to 4.30pm).

Harrison Road also has a number of parking spaces which are free on weekends, and between 5.30pm and 8.30am during the week. Outside of these times the parking is charged at £1 per hour.

Interior layout Split across two levels, the lower (3rd) floor consists of the main living room, two double bedrooms, spacious kitchen/diner and a modern bathroom.

The upper (4th) floor of the apartment features three further double bedrooms, a contemporary shower room (with a wonderful, large shower area) and an additional living room.

Access arrangements A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 21:00 will incur a fee of £30 for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

Service:

Great service, very accommodating, so easy, would definitely use again.

Product:

The downstairs shower was broken, the shower head wouldn't stay in position, and the bed in the downstairs bedroom next to the lounge sinks badly on one side, but other than this, great place to stay, nice apartment, plenty of room, clean and well laid out.

Eddie, the manager, was very helpful getting us in contact with David who let us into the apartment. David met us soon after we arrived and took us through the place and explained how everything worked.

Product:

The apartment itself was set up perfectly for our group of 10 visiting Edinburgh. It appeared clean, but had an overpowering smell especially in the downstairs. It was so strong it almost made us sick. We think it may have been cat urine from a previous tenent. Thankfully, we were out for most of the day and used the apartment mainly for sleeping, otherwise, we may have had to move.

I am sorry to hear that there was an issue with smell in the property, the property managers were not made aware of this during your stay, and would have been happy to investigate or move you at the time. I've now checked with both the property owner and property manager to see what happened here. Unfortunately, prior to your arrival there was a small leak which was quickly fixed. However, it seems that the water had wet the plaster, causing a brief damp smell that went unnoticed at the time. I am happy to confirm that everything has now been fixed, and has not affected any further bookings.
